Complete Roof Monitoring & Leak Prevention

A cooperation between Sensor Innovation AS & Controlit Factory SIA — the first integrated system combining real-time moisture detection with permanent waterproofing testability.

Continuous Monitoring. Permanent Control.

Roofs Fail Silently

The assembly can be damaged during construction, compromised by a maintenance visit, or degraded by years of environmental exposure — and show no visible signs until water appears on the inside. By then, the damage is done, the source is unknown, and the cost is significant.

Hidden during construction

Wet or inadequately dried materials silently degrade insulation performance without ever triggering a visible leak.

Degrades over years

Moisture trapped within the roof build-up compromises long-term integrity years before a leak ever appears indoors.

Found too late

Without continuous data, the source of a leak stays unknown until repair costs are already significant.

Monitor. Verify.

Two Systems, One Roof

Active Moisture Monitoring and Electronic Leak Prevention run independently, but are installed and commissioned as one coordinated system — so a moisture alert can always be traced and confirmed.

Active Moisture Detection

Monitor

  • Wireless sensor grid embedded on the vapour barrier
  • Small, robust hardware with 30 years battery life
  • Real-time moisture, relative humidity and temperature data
  • AI-driven algorithms trigger alerts upon abnormal conditions

Electronic Leak Prevention

Verify

  • Conductive layer beneath the waterproofing membrane
  • Precise location of leak spots and breaches
  • Repeatable, accurate integrity testing with ELD
  • Non-destructive testing — no damage to the roof

One Coordinated Roof Build-Up

How It Works

On detection of moisture by the active monitoring system, ELD verification is used to locate and confirm the defect for repair — the two sub-systems are sequenced and commissioned together.

  • Sensor coverage: 25 m² per sensor, grid pattern
  • Robustness and lifespan: IP67 rated — 30 years service life
  • Operating temperature: −40 °C to +80 °C
  • Data: moisture, relative humidity, temperature and external weather data
  • Log frequency: every 15 minutes
  • Installation: wireless, optional BMS integration, suitable for all warm roof build-ups
  • Web platform: real-time data analysis, automatic alerts, device position on an interactive map, AI algorithms

Why Specify Both Systems Together

Designed to be monitored. Built to be tested.
Reduces long-term liability

Documented, testable performance from handover through the life of the roof.

Early damage prevention

Abnormal moisture conditions trigger alerts before they become structural issues.

Precise leak localisation

ELD verification confirms the exact defect location for fast, targeted repair.

Permanent control

Repeatable, non-destructive testing at any stage — not just a one-time inspection.

Coordinated from Design to Hand-Over

The two sub-systems are sequenced so sensors, conductive underlay, and waterproofing membrane are installed without conflict, under a single point of responsibility for combined-system commissioning.

Step 1 — Design

Layout drawings for both sub-systems approved prior to installation.

Step 2 — Installation

Sensors, gateways, underlay and contacts installed per supplier guidelines.

Step 3 — Integrity testing

Integrity testing performed after waterproofing install and before hand-over.

Step 4 — Commissioning

Combined-system commissioning confirms both sub-systems are operational.

Hand-over includes: as-built documentation, integrity test reports, OMM manual(s) and the hand-over report

We Tailor Our Approach to Your Role

Specifiers

Design verifiable, ELP-ready and monitored roof systems from the start.

Contractors

Prove workmanship and moisture-free installation before hand-over.

Building Owners

Prevent hidden damage and expensive repairs over the life of the roof.

Facility Managers

Monitor conditions continuously and test on demand — no guesswork.
